Walmart bought 20 acres on Cave Creek Rd south of Carefree Hwy. Do you favor the required changes to the General Plan and zoning so Walmart can establish here? (Poll Closed)

    I think it is about time the town of Cave Creek recognizes the potential for tax revenue. The economy is slowly killing our town in a tax war of attrition. Walmart bought the land they did not because it was 'cheap' due to its residential zoning, but because it is located on the busiest intersection in Cave Creek.

    The town Council is looking out for the best interests of its citizens - We could be facing a substantial property tax increase, water rate increase (again), or further town lay-offs and loss of services. If you do not support Walmart, don't shop there. However, many folks who discuss the reasons they move to Cave Creek will be disappointed when the city is forced to shut its doors because there is no substantiative revenue. We need to think about our long term viability, not in terms of short sighted, anti-big box.

    The town will not be inundated by Walmart deliveries, and attracting additional shoppers to the town will most likely increase the revenue of our existing small businesses. Walmart is in the business of making money, and if the store was not a viable option, they would not take the time to invest the time, money, or manpower into opening a store that they believe would close.

    Welcome to the once bucolic Town of Walcreek, AZ! Formerly proud of the moniker "The Town Too Tough To Govern", the fine citizens of Walcreek (renamed for the centerpiece Walmart Stop and Reload 24-hour SuperCenter) rolled over in the name of "Progress" and gave its deluded Town Council carte blanche in repositioning the once unique hamlet of Cave Creek into a major player in the quest for the almighty sales tax dollar.

    In an ideal world, state land would remain forever undeveloped ( and in the rare event of a sale, the money would actually go to schools as intended), national forest would never be swapped, and zoning would never change. But we live in the real world; it is not always fair, things are not always as they seem, and change happens. I suspect that anyone who lived out here before Terravita would love to turn the clock back (I would), but it is impossible. Cave Creek can stand on principle and fight the good fight, but we risk losing much more than we stand to gain.

    I would be curious to see the reaction of those residents who support the REZONING!!!If the REZONING!!! was taking place in their backyard...???
    We bought under the "safety net" of current zoning and town officials with good judgement. Don't sell us out!

    A. Payne. Will the town not get the same tax benefits if the box is built on designated commercial property on a far more traveled Carefree Hwy?

    Carefree is benefiting from conservative town council practices and not so much from a greatly under utilized Loews. I would not be surprised if Loews closes in view of the current economic climate and we are all stuck with an empty building and massive parking lot. It cannot be profitable to continue business and certainly if Wal-Mart is built.

    Who ever you are "WOW", you are the idiot!!!!! Cave Creek does need the tax revenue!!!!! What rock are you living under? The town has had to lay off people and even more if we don't get more money to improve this wonderful city. I have been here for 22 years and even I know that progress was coming. Give the town a break and not let Phoenix and Carefree get all the benefits of the tax money from all the new businesses up here! Cave Creek Road is the best place for Walmart to be!!!!!

    We need to face reality in Cave Creek. The Carefree Hwy. will be developed as a Commercial corridor. We can continue giving the tax dollars to Phoenix as we did with Home Depot or to Carefree as they have Lowes. The city of Phoenix has requested that Cave Creek not develop (Zone) the Commercial Core on the north of Carefree Road at 24th St just so they can make the south side Commercial and then they would get the taxes. Just east of the WalMart property, right now under construction is the YMCA, community center and the first phase of the community college campus which by the way is in Scottsdale. Initially, there will be 800+ students and eventually 3-4000. The College district bought the land 10 years ago and extends from 56th to 60th St. on Carefree Hwy. I do think a properly designed WalMart Center would be a great thing for the town. Is it realistic to expect "Low Density Residential" to continue any where near Carefree Highway? Growing up in central Phoenix, we never thought development would occur in the vacant desert north of Indian School! Growth is inevitable. As a community we need to look at the BIG PICTURE in order for Cave Creek to offer the open space and desert preservation such as Spur Cross, the trails and our western town core there is a price to pay; it does not come free. Do we want higher property taxes or do we wish to receive the retail sales taxes that Phoenix and Carefree have already found benefits them. When I moved to Cave Creek having lived in Arizona all of my life I could see that Carefree Hwy was a major Highway and would be Commercial I elected to not buy near it. Just look at the new stop light's going in on Carefree Highway now. The hand writing is on the wall. Let's empower our Mayor, Council and town planners to take advantage of these opportunities as they are presented; to facilitate the process on our terms on behalf of the entire community, and be visionaries of Cave Creek's future!

    If I wanted to live in a neighborhood that offers a nearby WalMart, I would not have moved to Cave Creek. I do not support the request to change the zoning to support this development.

    I believe the Cave Creek Town Council must do the right thing. With such a contested topic, the right thing is to bring this to a vote in our Cave Creek/ Carefree communities. Citizens need to feel their voices are being heard. If the majority of the community justifies this, I will concede.

    Should the Council move forward without considering the feelings of the community, I will have serious concerns about our leaders who have previously done an outstanding job of listening and driving us forward in a positive manner, especially during the transition to water services that created a myriad of dilemmas, yet also offered long overdue solutions.

    I understand the pressing economic needs for our towns, but Wal-Mart is not the answer. In fact, I am willing to pay higher property taxes in order to avert the construction of a Wal-Mart, although some neighbors may be more reluctant or outrightly disagree.

    The concept that a 24-hour business is essential in the Cave Creek area is ludicrous. There is virtually no traffic from night to morning hours that justifies a need for a 24 hour ANYTHING in this area. This solidifies that Wal- Mart is really out of touch with our community.

    I for one do not believe in supporting a company that will exploit not only its workers, but the companys they do buisness with, as well as the trails of people that go with that. A lower or competitive price is not all that it is. Do as you will, however; I can not support an entity of this nature.

    Commercially zoned land is available if Walmart wants it. The Town of Cave Creek should not be giving them cheap breaks by upzoning residential and creating a lot of havoc with neighbors. If this company really wants to be successful in the nearby community they should show some flexibility and work with our community and the present plan.

    This is (almost) worse than allowing the Four Season's to develop Spur Cross. It's like putting a giant billboard at the town entrance endorsing big box, urbanization. As a 15 year resident, we love it here because Cave Creek represents something more - character!

    Walmart purchased low density residential land knowing they were getting cheaper than if they had purchased commerical land. Seems like they must have known when they were buying the land that our governing body in Cave Creek would vote to allow this horrible project to move forward. 56th Street carries many young drivers and parents daily as the transport to school. The road barely handles the traffic it receives, now those young drivers and families will compete with semi-trucks making deliveries to the back of Wal-Mart. The demographics do not support a 24 hour Wal-Mart here in our small community. When I ask the Wal-Mart folks about this they told me I was correct they are planning on drawing customers from North Phoenix and other surrounding areas to our West. Please come out on the 4th of June and tell your elected Cave Creek officials how much this project does not fit into our community. Look at the satistics. The pressence of a Wal-Mart nationwide decreases property values by 33%, can we afford anymore equity loses? The crime alone has a national average of 253 calls to police weekly. It is with great sadness that I sat there last night and learned that our elected officials would even consider such a project. Selling alcohol and guns across the street from a school. There are two access points to the Wal-Mart planned off of 56th Street, they both lead to the front of the complex which will open onto Cave Creek Road. PLEASE get involved and tell Wal-Mart that we will all kindly prefer to drive south and/or north to Anthem if we want to visit one of their stores. At the ever least tell our elected officials if they really want the tax revuenes and what ever other monies they are getting to vote Wal-Mart in make them develop on Carefree Highway on a track of land that is already zoned commercial. Thank you!! and our children and families of this community thank you!
